WHY USE A REALTOR?


Many people think they don't need a Realtor when buying new construction. 

After all, you just go to the builder and pick out a house you like....right? 

WRONG!

Truth is, purchasing new home construction can be much harder than purchasing an existing home.

                                            

As your realtor I work with you all the way.      
  • I am with you the first day you talk with the builder's agent.     

  • I am with you when you sign the contract, to make sure you understand everything. 

  • I may go out to the home site to check things for you. 

  • I am with you for your pre-closing walk though, to check for cosmetic and other problems. 

  • I meet with your home inspector, should you choose to hire one. 

  • And  I will be there with you at the closing table, making sure that everything is correct on your settlement papers, and that you receive everything that you are supposed to have.

 

                                             

And what's more...... Tthe builder may tell you that they will pay $2000 or $3000 of the closing costs.  But what does that really mean?  Usually they are paying that much of the TOTAL closing costs, which means both theirs and yours.  Or they take normal seller costs, and put them on the buyer's side of the transaction, and then offer to pay them.  Clever, right?

 

 

          

 

** A home inspection is always suggested, and some mortgage companies may require a Wood Rot/Termite inspection, about $450 total for both.  Upfront fees for credit report and appraisal (about $400) may be required, but are reimbursable at closing from either the seller, and or Harbor Lights Realty, Inc.
